Craigard T & C’s

This contains the somewhat boring, but necessary ‘small print’ that hopefully will ensure safeguards for both our guests and the Guest House.

For your peace of mind please read our terms and conditions carefully.  A contract between yourself and Craigard Guest House and an acceptance of these T & C’s  comes into effect when you reserve your room.



Rooms may be reserved by letter, email, or phone.

Room rates are per room, per night and include a full breakfast.

Deposit Arrangements.

For bookings of 3 nights or less a deposit equal to the nightly rate for the first night is required to secure the room reservation. For bookings of 4 or more nights then the deposit is 33%. If the deposit is not received within 7 days of the booking we will assume the booking is cancelled. Deposits are non-refundable.

On receiving confirmation, an acknowledgement and receipt (where deposits are received) will be sent to you.

The balance of your stay is not required until you arrive with us at Craigard. Please Note that due to the seasonal nature of our wee business we are not able to process card payments. Deposit payments may be paid by cheque or bank transfer.

Rooms have a maximum occupancy of 2 people. Craigard does not have any ‘Family Rooms’ available at this time.

During peak times of the season, we have to insist on a minimum two night stay with us at weekends.

For the comfort and courtesy of all our guests, we are unable to have pets in the house.

We will always make every effort to provide guests with the room of their choice but must reserve the option of room allocation. Should it be necessary to alter room allocation for any reason, we shall endeavour to provide one with equivalent facilities.

For group bookings, the party leader is responsible for making all payments to us. If a cancellation is made for a person sharing a room, the full room rate still applies.

We are not able to accept bookings from hen or stag parties.

Food Allergies / Intolerances

As per current FSA legislation we can provide, on request, full details of allergens that may be present in our menu items. Guests should notify us prior to their arrival of any special dietary requirements etc that they may have.


We are a small business, with only 5 rooms, and cancellations can affect us dramatically.  Should you wish to cancel your booking, please do so as soon as possible by phone or email.

Cancellations received more than 4 days prior to due arrival date will only incur the loss of your deposit.

Cancellations received less than 4 days prior to due arrival will be charged in full.
(NB:– We will make every effort to re-let the accommodation, and therefore reduce the likely losses for the Guest.)

If the Guest House has to cancel the booking for reasons outside of our control then, of course, all monies paid will be refunded.

We do realise that life, bad weather, transport issues and illness and other such matters can be unpredictable so we would recommend guests ensure they have valid travel insurance in case of a need to cancel their booking at short notice or be unable to travel.

Craigard reserves the right to fully apply the cancellation policy above.

Arrival Day

Guests are able to check-in from 16:00 on the day of arrival unless by prior agreement. We hope you understand that there is no receptionist on duty around the clock so check-in times are important if you want to be sure that we are there to welcome you.

The Guest House ‘closes’ for arrivals at 20:30 hours, unless notified previously by incoming guests, at which time outstanding reservations are assumed to be non-arrivals. Non-arrivals are ‘late cancellations’.

If guests are paying by way of cash then this is again due on arrival. The local bank is open Mon & Thurs only and on occasions the cash machine is bereft!


We are required by law to maintain a register of our guests.  Residents of the United Kingdom and European Union shall on check-in provide full names and addresses.  By law all other guests must at check-in produce and provide a valid passport and details of their next destination.


Each room is provided with both a front door and a room key. If keys are taken or not returned on your departure from the guesthouse there will be a charge of £15 to cover the cost of replacement keys and fob.


For the comfort of all our guests and to comply with the law banning smoking in public places, the house and gardens are strictly no smoking.  **This does now include e-Cigs**. Following recent advice from both the Fire Service and our Insurance Company, we ask that  e- Cigs or Mobile Devices are not left on charge and unattended in the bedrooms.  Please respect this for your own and others comfort and safety. In the event that smoking is detected in a guest room a cleaning levy will apply and guests may be asked to leave the guest house on the basis of breach of our bookings policy and health and safety considerations of other guests.

TAKEAWAY MEALS – We do not allow guests to bring carry out food items into the house. We specifically ask that IRN BRU is not brought into, or consumed in your bedroom. Experience has taught us that the stain is impossible to remove from bedding, carpets and soft furnishings. A charge will be made for any damage caused by staining.

Termination Policy

On the rare occasion when damage does occur either by negligence, recklesness or a deliberate action taken by a guest, which directly or indirectly causes loss to the Guesthouse, the guest agrees to indemnify such losses, and that this forms part of the agreement at the time of booking. Losses include, but are not limited to, lost income, specialist expenses, replacement of soiled, damaged or broken items and the sourcing of alternative accommodation as necessary.

We reserve the right to terminate, without notice, an individual’s stay where deemed necessary.

Check Out

The latest check-out time is 10.00 am. This is to allow us to prepare the rooms for incoming guests.

Late-Check out may incur a charge.

Accessibility information:

  • There are 2 steps from the pavement to the front door.
  • There is one twin guest room on the ground floor.
  • The remaining rooms are all on the 1st floor, accessible via a shallow staircase with handrail.
  • Craigard does not have a lift.

If you have had any cause to be dissatisfied with any element of your stay at the Guesthouse then we ask that you raise these concerns with us during your stay to allow us the opportunity of putting them right for you.


Terms, Conditions, Contracts and Disputes are determined under Scottish Law.
